PunjabRERA (RERA Punjab) Complaint & Project Status: How to Check Online (Punjab, 2026)
How to check a PunjabRERA complaint status and a project or agent registration on the official portal, what each result means, and where to go if you want to appeal.
How-To Guide · Punjab RERA
You filed a complaint against a builder in Punjab, or you are about to pay for a flat, and you need to know one thing: what is the status? The answer sits on the official portal, but it is easy to look in the wrong place. A complaint status and a registration status are two different things. To check a complaint, use the case status search on rera.punjab.gov.in with the complaint number or party name. To check a project or agent, use the registration search. Claw tracks RERA and Punjab REAT matters by party name with alerts, so you do not need to keep checking by hand. This guide was last verified in October 2026.
- Official portal: rera.punjab.gov.in, use Search Case Status for complaints.
- Complaint vs registration: a complaint record is about a dispute, a registration record is about whether a project or agent is registered. Check both.
- Appeal route: to the Real Estate Appellate Tribunal, Punjab, generally within 60 days of the order.
- Tracking: create a free Claw account to track PunjabRERA and Punjab REAT matters by party name with alerts.
01Complaint status, registration status and orders are different
The Real Estate Regulatory Authority, Punjab (PunjabRERA) is set up under the Real Estate (Regulation and Development) Act, 2016. It does several jobs, and each job has its own record on the portal. Many people search the wrong one and think their case does not exist.
Complaint status
This is the record of a complaint filed against a promoter, an allottee or a real estate agent. It shows the case number, the parties, the hearing dates and the stage of the case. It is the record you want if you are a homebuyer waiting for a refund, possession or interest.
Registration status
This is the record of a project or an agent. A promoter must register a project with the Authority before selling in it. The registration record tells you whether the project is registered, who the promoter is, and whether the registration is still valid. It says nothing about complaints.
Orders and cause lists
Once a case is heard, the Authority or the adjudicating officer passes orders. These are published on the portal, along with cause lists that show which cases are listed on which day. Check the order if you want to know what was decided, not just that the case is pending.
Why this matters
A clean registration does not mean a builder has no complaints. A pending complaint does not mean the project is unregistered. Check both before you pay or act.
02Steps to check PunjabRERA complaint status online
Keep your complaint number handy. If you do not have it, the party name can work, but spellings on the portal may differ from what you expect.
- Open the portal. Go to rera.punjab.gov.in. This is the official PunjabRERA website.
- Find the case status section. The portal has options to file a complaint, download complaint forms, search case status and search cause lists. Choose Search Case Status.
- Pick the search type. Search by complaint number if you have it. Otherwise search by the name of the allottee or the promoter.
- Enter details and submit. Type the complaint number or party name as exactly as you can. Try a shorter version of the name if you get no result.
- Read the record. Note the case stage, next hearing date and any orders linked to the case. Save the page or take a screenshot for your records.
- Check the cause list. Before a hearing date, search the cause list to confirm your case is actually listed that day.
The same steps apply whether you are the homebuyer or the promoter. If you are a lawyer handling many complaints, doing this by hand for each client quickly becomes slow.
03Steps to check a project or agent registration
Check this before you book a flat or deal with an agent in Punjab. It takes a few minutes.
- Open the portal at rera.punjab.gov.in.
- Find the registered projects or registered agents list. The portal publishes information about registered projects and agents.
- Search by name or registration number. Use the project name, the promoter name or the registration number printed on the brochure or agreement.
- Open the project page. Check the promoter name, the registration details, the validity period and any extension. Compare the project name with what the builder told you.
- Look for notices. The portal also carries public notices and circulars. Check if the project or promoter is named in any of them.
If you cannot find the project, do not assume it is fine. Ask the builder for the registration number in writing and search again with it.
04Methods to check status, compared
| Method | What it checks | Login needed | Best for |
|---|---|---|---|
| PunjabRERA portal, case status search | Complaint status, hearings, orders | No for public search | A single complaint you already know |
| PunjabRERA portal, project and agent search | Registration status of a project or agent | No for public search | Checking a builder or agent before buying |
| PunjabRERA cause list | Which cases are listed on a given day | No for public search | Confirming your hearing date |
| Visiting or calling the Authority office | Any record, with staff help | Not applicable | When the portal does not show your case |
| Claw (free account needed) | Tracks RERA and Punjab REAT matters by party name, with alerts | Yes, a free Claw account | Following many matters or clients without repeat checking |
The portal is the primary source of truth. Any tool, including Claw, should be used alongside it for anything you will rely on in a hearing.
05If you disagree with an order: the appeal to the Punjab REAT
An order of the Authority or the adjudicating officer can be challenged before the Real Estate Appellate Tribunal, Punjab (Punjab REAT), which sits in Chandigarh. The portal has a page for the Appellate Tribunal with its details. Here is the general route.
- Time limit: under Section 44 of the RERA Act, an appeal is filed within 60 days from the date you receive the order. The Tribunal can in some cases accept a late appeal if there was good reason.
- Form and fee: an appeal is filed in the prescribed form with a fee and a copy of the order. The exact form and fee are set by the Punjab rules, so check them on the Appellate Tribunal page before filing.
- Pre-deposit for promoters: under Section 43(5), a promoter who appeals generally has to deposit at least thirty percent of the penalty, or the amount payable to the allottee, before the appeal is heard. The Punjab and Haryana High Court has dealt with this requirement, so get advice if it applies to you.
- Next step after the Tribunal: a further appeal on a substantial question of law lies to the High Court, here the Punjab and Haryana High Court, under Section 58.
An appeal is a separate case with its own number. Track it separately from the original complaint. For the national picture across states, see our guide on how to check RERA case status in India.
06Common problems and quick fixes
The complaint does not show up
Try the complaint number alone, then the party name in a shorter form. A new complaint may take time to appear. If it still does not show, contact the Authority office with your acknowledgement.
The name does not match
Company names are often written in different ways, such as with or without Pvt Ltd. Search with the core word only.
The project is not listed
It may be unregistered, or registered under a different name. Ask the builder for the registration number and check it. If a project is being sold without registration, that is a red flag.
The status is old
Portals are not always updated the same day. Check the order sheet and cause list for the latest. For a case outside Punjab, see how to check MahaRERA complaint status as an example of how another state portal works.
Money and recovery
If you have won an order and are trying to recover dues from a builder, that is a collections matter. Lenders and firms handling this may want to read about legal collections software.
