01Complaint status vs registration status
Many home buyers in Uttar Pradesh search for “UP-RERA status” and land on the wrong record. UP-RERA, the Uttar Pradesh Real Estate Regulatory Authority, keeps more than one kind of record, and each answers a different question.
Complaint status
This is the progress of a complaint you or someone else filed against a promoter, an allottee or an agent. It tells you whether the complaint is pending, listed for hearing or decided. You need the complaint number.
Registration status
This is the record of a project or a real estate agent. Under the RERA Act, a covered project must be registered before the promoter advertises or sells. The registration page shows whether the project is registered, who the promoter is, and the details filed with the Authority. You need the registration number or the project or promoter name.
Orders and recovery
Once a complaint is heard, the Authority passes an order. If a promoter does not pay as directed, the matter can move to recovery. These are separate lookups on the portal, not part of the plain status page.
Check the right record
A project can be registered and still have complaints against it. A clean registration page does not mean there are no complaints, and a pending complaint does not mean the registration is cancelled. Check both before you buy or pay.
02How to check a UP-RERA complaint status
Use the official portal, up-rera.in. The labels can change when the portal is updated, so look for the closest match.
- Open the portal. Go to up-rera.in on a laptop or phone.
- Find the Complaints section. It is on the home page menu.
- Click Complaint Status. You will see a form.
- Enter the complaint number and captcha. Type the number exactly as on your acknowledgement receipt.
- Read the result. The page shows the complaint and its current stage. Note the hearing date if one is listed.
- Download any order. If an order has been uploaded, save a copy for your records.
If you only know the party name
The status page works best with a complaint number. If you lost it, look in your filing email or receipt first. You can also look for the matter through the portal’s hearing and order listings using the promoter and project name, though results depend on what the Authority has published.
If you have not filed yet
Complaints against promoters in Uttar Pradesh are filed online on the same portal, with supporting papers such as the builder buyer agreement and payment receipts, and a filing fee. This page covers checking status, not filing.
03How to check a project or agent registration
Do this before you pay a booking amount, and again if a promoter claims the project is registered.
- Open up-rera.in and find the registered projects or registered agents section.
- Search by project name, promoter name, district or registration number. Searching by registration number gives the cleanest result.
- Open the project page. Check the promoter name, the registration number, and the validity dates.
- Match the details. The number and the promoter on the page must match what is printed on the brochure and the agreement.
- Check for complaints. Then run a separate complaint check as explained above.
If you cannot find a project, do not assume it is fine or unfine. It may be listed under a different promoter entity, or it may be an older project that does not need registration. Ask the promoter for the registration number in writing.
04Methods compared
There are a few ways to follow a UP-RERA matter. The table shows what each is good for.
| Method | What it shows | You need | Login | Best for |
|---|---|---|---|---|
| UP-RERA portal, Complaint Status | Current stage of one complaint | Complaint number and captcha | Not for the status lookup, as of last check | A one-time check of your own complaint |
| UP-RERA portal, project or agent search | Registration record of a project or agent | Registration number, or project or promoter name | Not for public search, as of last check | Due diligence before buying |
| UP-RERA orders and recovery listings | Orders passed and recovery status | Matter details | Varies | Reading what the Authority decided |
| Appellate tribunal records | Appeals against RERA orders | Appeal details or party names | Varies | Following a matter after the Authority |
| Claw (free account required) | Matters tracked by party name, with alerts | Party name and a free Claw account | Yes, a free account is needed | Following many matters or a promoter over time |
05Orders and the appeal route in Uttar Pradesh
If you lose before the Authority, or the promoter does, the next step is an appeal. Under Section 43 of the RERA Act, 2016, every State sets up a Real Estate Appellate Tribunal. In Uttar Pradesh this is the Uttar Pradesh Real Estate Appellate Tribunal, which sits in Lucknow.
- Who can appeal: any person aggrieved by a direction, decision or order of the Authority or the adjudicating officer.
- Time limit: the Act allows an appeal within 60 days of receiving the order, and the Tribunal may admit a late appeal for sufficient cause.
- Pre-deposit by promoters: a promoter who appeals must first deposit at least the amount owed to the allottee, or as the Tribunal directs, under the proviso to Section 43(5). The Allahabad High Court has treated this deposit as mandatory before the appeal is entertained.
- Further appeal: a Tribunal order can be taken to the High Court under Section 58.
Appeal status is not on the RERA complaint status page. It is a separate record held by the Tribunal, so you will need the appeal number or the party names to follow it.
06Common problems when checking status
- Complaint number not found. Check for spaces, the year part of the number, and whether you typed the number from the acknowledgement and not the payment receipt.
- Status looks old. The portal shows what the Authority has updated. A hearing may have happened that is not yet reflected. Check the order section too.
- Portal slow or down. Try again at a different time, or on another browser. Keep a screenshot of the date you checked.
- Same promoter, many complaints. Checking each one by number is slow. This is where tracking by party name saves time.
- Matter moved to the Tribunal. The Authority page will not show appeal progress. Search the Tribunal record separately.
