A plain, step-by-step guide to checking a RERA MP complaint status and a project or agent registration on the official portal, and what to do when the order goes to the MP REAT.

How-To · RERA Madhya Pradesh

To check a RERA MP complaint status, open the official RERA Madhya Pradesh portal, go to the Complaints section, and search by complaint number or party name. To check a project or agent, use the separate registration search, because a complaint status and a registration status are two different records. Claw, which needs a free account, can also track RERA and MP REAT matters by party name and send alerts. This guide explains each step, the difference between the records, and the appeal route.

The short answer
  • Complaint status: official RERA MP portal, Complaints section, search by complaint number or party name.
  • Registration status: a separate search for registered projects and agents.
  • Appeal: orders of the Authority go on appeal to the MP REAT in Bhopal.
  • Follow-up: Claw tracks RERA and MP REAT matters by party name with alerts, with a free account.

01Why people get confused checking RERA MP status

Most people searching for RERA MP status want one of two answers: what is happening to my complaint, or is this project legally registered. The portal holds both, but in different places.

One word, two records

"Status" can mean the stage of a complaint against a builder, or the registration status of a project. A buyer who searches for a project number in the complaint section will find nothing, and may wrongly think the complaint was never filed.

Names are written in many ways

Promoters in Madhya Pradesh often trade through a company, an LLP and a project name at the same time. A complaint may be listed under any of them. Spelling differences, such as initials or "Pvt" versus "Private", make a plain name search miss the record.

The portal shows the present, not the follow-up

The portal shows the stage today. It does not remind you of the next hearing, and it does not follow the matter once it moves to the appellate tribunal.

Other states

Each state has its own authority and portal. For Maharashtra see how to check a MahaRERA complaint status. For the general method across states see how to check RERA case status in India.

02Complaint status, registration status and order search

The Madhya Pradesh Real Estate Regulatory Authority (RERA MP), set up in Bhopal under the Real Estate (Regulation and Development) Act, 2016, keeps three kinds of records.

  • Complaint status: the stage of a dispute filed by an allottee against a promoter, or by one party against another. It shows the case number, the parties, the hearing dates and the stage.
  • Registration status: whether a project or a real estate agent is registered with the Authority, with the registration number and details. This is a check on the project, not on any dispute.
  • Order search: the orders passed by the Authority. An order is the result, so it is read after the complaint is heard.

Use the complaint search if you filed or face a dispute. Use the registration search before you buy, or to check that a promoter or agent is registered.

A complaint status tells you how a dispute is moving. A registration status tells you whether the project may legally be sold. Search them separately.

03Step by step: check a RERA MP complaint status

You do not need to log in to view basic public complaint details on most state portals, but the layout can change, so follow the labels you see on the live site.

  1. Open the official RERA MP portal: rera.mp.gov.in.
  2. Find the Complaints section on the home page.
  3. Choose the option to view complaint status or complaint details.
  4. Enter the complaint number. If you do not have it, search by the complainant name or the promoter name.
  5. Open the record. Read the stage, the next hearing date and any order.
  6. Download the order if one is uploaded, and note its date for any appeal.

Tip: if a name search shows nothing, try the company name, the project name and a shorter form of the name, one at a time.

If you have not filed yet, complaints are filed on the portal in the prescribed form with a fee, and the form and fee are set by the State rules. Check the current form and fee on the portal before you file.

04Step by step: check a project or agent registration

This check protects a buyer before payment. A registered project has a registration number on the portal.

  1. Open the same portal and go to the registered projects section. For an agent, use the registered agents section.
  2. Search by the RERA registration number if you have it. Otherwise search by project name, promoter name or district.
  3. Open the project page and check the promoter name, the registration number, the validity and the approved details.
  4. Match the registration number with the one printed in the builder’s brochure or agreement.
  5. Check whether the project shows any complaints or orders against the promoter.

If the project is not listed, or the number does not match, ask the builder for proof of registration in writing before you pay anything.

06After the order: the appeal to the MP REAT

A party unhappy with an order of the Authority can appeal to the Appellate Tribunal. In Madhya Pradesh this is the Madhya Pradesh Real Estate Appellate Tribunal (MP REAT), which sits in Bhopal.

What the Act says

Under Section 44 of the RERA Act, an appeal against an order of the Authority or the adjudicating officer is filed with the Appellate Tribunal within sixty days of receiving the order. Section 43(5) also requires a promoter to deposit certain amounts before an appeal is heard. Read the exact wording with a lawyer for your case.

Why it matters for status checks

Once an appeal is filed, the matter is no longer on the Authority page in the same way. You will need to follow the tribunal listing as well. The Madhya Pradesh High Court has also dealt with the make-up of the tribunal bench, so a bench without a technical member can be challenged.
