How-To Guide · Madhya Pradesh Property
To register a property (sale deed) in Madhya Pradesh, you book a slot on the SAMPADA portal, pay stamp duty and the registration fee, and visit the Sub-Registrar office with the buyer, seller and witnesses to get the registered deed. Stamp duty is commonly quoted at about 7.5 percent and the registration fee at about 3 percent of the higher of the sale price or the guideline value. Before you pay, check the title, the encumbrance and any court cases on the property and the parties. Last verified October 2026.

01Why people get stuck at registration
Most people know they must register a property. The trouble is that the process has several parts, and a mistake in one of them can delay the deed or cause a dispute later.
Many moving parts
You need the right stamp duty, the right registration fee, the correct property value, a booked slot and the right people present. If the value is understated or the stamp is wrong, the Sub-Registrar can hold the document.
The portal has changed
Madhya Pradesh moved to SAMPADA 2.0, a newer version of its online registration system, in October 2024. Older guides still describe the earlier flow. Always follow what the live portal shows.
Registration does not clean a bad title
A registered deed proves the transaction took place. It does not prove the seller had a clear right to sell. A pending suit, a family dispute or a hidden mortgage can still come back to the buyer after the money is paid.
02Stamp duty vs registration fee
These are two separate payments, and people often mix them up.
- Stamp duty: a state tax on the document. In Madhya Pradesh it is paid online as an e-stamp through SAMPADA.
- Registration fee: the charge for recording the document in the official records at the Sub-Registrar office.
Guideline value (circle rate)
Both charges are worked out on the higher of the sale price and the government guideline value of the property. This guideline value is the figure many people call the circle rate or ready reckoner rate. In Madhya Pradesh it is set by the registration department and differs by area and property type. SAMPADA has a tool to calculate the value and generate a valuation ID.
Why the higher value is used
If you pay the sale price at a low figure but the guideline value is higher, duty is still charged on the guideline value. Check the guideline value first, so the number you plan to pay matches the number the portal will ask for.
03Stamp duty and registration charges in Madhya Pradesh
The table below shows the commonly quoted rates for a sale deed. Treat it as a guide and confirm the current figure on the portal before you pay.
| Item | Commonly quoted rate | Charged on |
|---|---|---|
| Stamp duty (sale deed) | About 7.5 percent | Higher of sale price or guideline value |
| Registration fee (sale deed) | About 3 percent | Higher of sale price or guideline value |
| Total approx cost | About 10.5 percent | Higher of sale price or guideline value |
| Women buyer rebate | Reported as no separate rebate; confirm on the portal | Not applicable unless notified |
| Gift deed to family member | About 1 percent stamp duty (with a cap) plus 3 percent registration | Property value |
Other deeds, such as gift, mortgage or lease, follow different rates. Always pick the correct document type on the portal.
04Step-by-step: how to register a property on SAMPADA
- Open the portal. Go to sampada.mpigr.gov.in (or the SAMPADA mobile app) and create an account.
- Find the property value. Use the guideline value tool to get the valuation ID for your property.
- Prepare the deed. Enter the details of the parties and the property, and upload the draft document and supporting papers.
- Pay stamp duty and registration fee. Pay online. The e-stamp is generated through the portal.
- Book your slot. Choose a date and time at the Sub-Registrar office for your area.
- Visit the Sub-Registrar office. The buyer, the seller and the witnesses attend with original ID. Photos and biometrics are taken.
- Collect the registered deed. Once the Sub-Registrar completes registration, you receive the registered document. Track status on the portal.
Some document types can be registered with a faceless, video KYC route if every party has done Aadhaar e-KYC and the property record sits with the relevant department. Everything else still ends in a booked slot at the Sub-Registrar office.
05Documents you need
- Draft sale deed with correct property description and boundaries.
- Identity and address proof of buyer and seller (Aadhaar, PAN).
- Seller’s title documents, such as the earlier deed, and the latest land or property record.
- Proof of guideline value or the valuation ID from SAMPADA.
- Passport size photographs and details of two witnesses with ID.
- Any no-objection or permission papers that apply, for example for agricultural land or society property.
For land records, see our guide to checking Madhya Pradesh land records online.
06Checks to finish before you register
Do these before you pay a rupee of stamp duty.
- Title chain: confirm the seller owns the property and the earlier deeds are in order.
- Encumbrance: check for loans, mortgages or charges. See how to download an encumbrance certificate.
- Court cases: search for suits or orders involving the property, the seller and the co-owners by name. A stay or injunction can make a sale unsafe.
- Land record match: the name, survey number and area in the records should match the deed.
