How to Get an Encumbrance Certificate Online in Gujarat
An encumbrance certificate is a statement that a property is free of registered charges like a mortgage or a lien over a given period. Gujarat works a little differently from the south Indian states that issue a formal EC. In Gujarat you check a property in two places. The first is the registration record of deeds held by the Sub Registrar, searchable as the Index-2 through the Garvi portal, which shows the chain of registered sale, gift, mortgage and other deeds. The second is the Record of Rights for the land, the 7/12 (satbara), 8A and the 6 mutation register, available through AnyROR. Read together, these tell you who owns the property and whether a registered charge sits on it. This page explains what to pull, how to use Garvi and AnyROR, the fee and timeline, the common gaps, and the civil or revenue court route when title or a charge is disputed. Last verified October 2026.
- No classic EC: Gujarat uses the registration record plus the Record of Rights, not a south Indian EC.
- Registered deeds: Index-2 via Garvi (garvi.gujarat.gov.in).
- Land record: 7/12, 8A and mutation (form 6) via AnyROR (anyror.gujarat.gov.in).
- Limit: unregistered charges and pending mutations may not show; get a 30 year title search for big buys.
- If disputed: civil court for title, revenue court for mutation or boundary; Claw can track it.
01How property search works in Gujarat
Unlike Tamil Nadu or Karnataka, Gujarat does not hand out a single document called an encumbrance certificate for most property. Instead, the same assurance comes from two official records:
- Registration record (Garvi). The Registration Department, under the Superintendent of Stamps, records every registered deed. The Index-2 for a property lists the registered sale, mortgage, gift and release deeds. A registered mortgage shows up here, which is the core of what an EC tells you.
- Record of Rights (AnyROR). For land, the 7/12 extract, the 8A and the village form 6 mutation register show the current holder, the area, and entries like loans from a cooperative bank noted against the land.
Read both. The Garvi record catches registered deeds; the Record of Rights catches changes and charges noted in the revenue record.
02What to pull and what it shows
| Record | What it tells you |
|---|---|
| Index-2 of the property (Garvi) | Chain of registered deeds, parties, consideration, and any registered mortgage |
| 7/12 extract (satbara) (AnyROR) | Current holder of agricultural land, area, crop and charge entries |
| 8A extract (AnyROR) | Account of the holder across survey numbers in the village |
| Village form 6 (mutation register) | The history of how the holding changed hands and why |
| Property card (city survey areas) | Ownership record for non-agricultural urban plots |
For a flat or an urban plot, the Index-2 and, where it exists, the property card carry the weight. For agricultural or peri-urban land, the 7/12 and mutation history matter most.
03Step by step on Garvi and AnyROR
Registered deeds and Index-2 on Garvi:
- Go to garvi.gujarat.gov.in and open the public search or e-search for registered documents.
- Search by the document number and year, or by the property details for the relevant Sub Registrar office.
- View the index entry; for a certified copy of a deed or the Index-2, apply through the portal or the Sub Registrar office.
Record of Rights on AnyROR:
- Go to anyror.gujarat.gov.in, choose rural or urban, then the 7/12, 8A or form 6.
- Select district, taluka, village and survey or block number, enter the captcha and view the extract.
- For a signed copy usable in dealings, get the digitally signed RoR where offered, or visit the e-Dhara centre at the Mamlatdar office.
04Fee, timeline and limits
A view of the Record of Rights on AnyROR is free or nominal. A digitally signed copy or a certified Index-2 or deed copy carries a small fee. Online views are instant; a certified copy takes from the same day to a few working days.
Know the limits. The registration record only shows registered deeds; an unregistered agreement, a family arrangement or an oral mortgage will not appear. The Record of Rights can lag a recent transaction until mutation is done. For a high value purchase, have an advocate run a full title search over 30 years across both records.
05Common problems
The usual snags are:
- The property sits under a different Sub Registrar than you searched, so the deed does not show.
- Survey or block numbers were re-numbered, so old entries are hard to trace.
- A mortgage was created but not registered, so it does not appear in the Index-2.
- Mutation is pending, so the RoR still shows the previous holder.
Cross check the Index-2 against the 7/12 and the mutation register. If they do not agree, or someone claims a right the records do not show, the dispute route below applies.
06If title or a charge is disputed: the court route
Property records narrow risk, they do not end it. A seller may not be the true owner, an heir left out of a sale may surface, a boundary may be contested, or a charge the records miss may be asserted. These are civil and revenue matters. A dispute over title, possession, partition or an injunction goes to the civil court that has jurisdiction over the property, a mutation or boundary fight runs through the revenue authorities and the Mamlatdar and can reach the revenue courts, and where a legal right is denied a writ petition lies in the Gujarat High Court.
Claw is an all-in-one legaltech platform for Indian advocates, law firms, and corporate legal teams, combining AI-based case search, an AI legal assistant (Legal GPT), case management, and compliance automation across all Indian courts and tribunals.
If your property problem turns into a suit or a revenue appeal, you can create a FREE Claw account and track that matter across the forum that hears it. Claw covers 9,102 courts, benches and forums in India, so whether your case sits before a district court or the Gujarat High Court, there is a real tracking home for the orders and next dates. You can run a case search across Indian courts by party name to see what is already filed against a seller or a plot. Judgment search spans 30 crore and more judgments, with Supreme Court decisions from 1950 and High Court decisions from 1990, and results return in under 5 seconds, which helps if you or your lawyer want to see how similar title disputes were decided. Claw does not train its AI models on your documents. This is general information and not legal advice, and a title dispute still needs a lawyer for the arguments.

08Frequently asked questions
Does Gujarat issue an encumbrance certificate?
Not in the single-document form the south Indian states use. In Gujarat you rely on the Index-2 of registered deeds through Garvi and the Record of Rights (7/12, 8A, mutation) through AnyROR. Read together they show ownership and registered charges.
Where do I see a registered mortgage?
In the Index-2 of the property on the Garvi portal, which lists registered deeds including mortgages, and in charge entries on the 7/12 where a cooperative bank loan is noted against agricultural land.
Is the AnyROR extract free?
A view of the 7/12, 8A or mutation extract is free or nominal. A digitally signed copy carries a small fee. For dealings, get the signed copy or visit the e-Dhara centre.
What will a records search not show?
An unregistered agreement, an oral mortgage, a pending mutation or a family arrangement may not appear. For a high value purchase, have an advocate run a full 30 year title search across both records.
What if the records are wrong or someone disputes title?
A title or possession dispute goes to the civil court, a mutation or boundary fight runs through the revenue authorities and the Mamlatdar, and a denial of a legal right can be taken to the Gujarat High Court. Claw can track that matter.
