Himachal Pradesh Land Records Online (HimBhoomi / Bhulekh HP): How to Check Jamabandi (2026)
How to check a Jamabandi or Nakal on HimBhoomi, what the record shows, and why a land record alone does not prove clear title.
How-To · Himachal Pradesh Land Records
You want to see who owns a piece of land in Himachal Pradesh, or you are about to buy one and need to be sure the seller is who the papers say. The state keeps these records on its HimBhoomi land record system (also called Bhulekh HP). This guide shows how to check a Jamabandi online, what each search method needs, what the record does and does not tell you, and what to check before you pay. In short: you can view a Himachal Pradesh land record (Jamabandi or Nakal) online by district, tehsil and village, then by owner name, khewat, khatoni or khasra number. The record shows the recorded owner and holding, but it is not proof of clear title. Also check the encumbrance and any court cases, which Claw can surface by party name. (Last verified: October 2026.)
- Official record: the Jamabandi on HimBhoomi (Bhulekh HP), with a Nakal as the certified copy.
- Search by: district, tehsil, village and year, then owner name, khewat, khatoni or khasra number.
- Not proof of title: a land record shows the recorded holder, not a clear title.
- Also check: encumbrance, mutation status and any court case on the land or the parties.
01Why this record is not the whole story
Most people search for Himachal Pradesh land records for one of two reasons. Either they want a copy of the record for a loan, a sale or a revenue matter, or they are about to buy land and want to confirm the seller owns it.
The first need is simple. The state portal does it well. The second need is harder, because a record that shows a name does not always mean that person can sell the land freely. Land in Himachal Pradesh also has its own rules, and disputes over inheritance, boundaries and sales are common.
This page is a guide to the official records. It is not the portal itself, and it cannot change or issue any record. Use the government system for the record, and use the checks below to decide whether it is safe to buy.

02What a Jamabandi and a Nakal are
The main record in Himachal Pradesh is the Jamabandi. It lists the holding of each owner in a revenue estate (a village). It also shows the cultivator, the rent and revenue payable, and the rights recorded in the land. Jamabandi is prepared for each revenue estate and is revised about every five years.
A Nakal is a certified copy of that record. When a bank, a court or an office asks for a land record, they usually mean a Nakal of the Jamabandi, not just a screen view. Viewing online is free of cost for the screen view in most cases, while a certified Nakal is issued for a small fee at the Land Record centre or through the official system.
Other records you may see on the system are:
- Shajra Nasb: the family tree of owners, useful to check inheritance and legal heirs.
- Mutation register: the record of sales, transfers, inheritance and similar changes.
- Khasra Girdawari: the field-wise record of crops and land use.
Key terms: khewat is the joint holding number, khatoni is the share of each owner in that holding, and khasra is the number of the individual field or plot. Knowing these three numbers makes any search faster.
03Steps to check Himachal Pradesh land records online
The state shows land records through the Revenue Department link on the official Himachal Pradesh website, under the HimBhoomi system. The steps below are the usual path.
- Open the Himachal Pradesh Revenue Department page at himachal.nic.in/revenue and find the option to view land records (HimBhoomi).
- Choose the district, then the tehsil (and sub-tehsil if shown), then the village or revenue estate.
- Select the Jamabandi year. Check the latest year first, then older years if you want the history.
- Pick your search type: owner name, khewat or khatoni number, or khasra (plot) number.
- Enter the details and the captcha shown on the screen.
- Open the matching entry. Read the owner name, father or husband name, share, area, land type and any remarks.
- If you need an official copy, ask for a Nakal through the system or at the Land Record centre of the tehsil, and pay the fee.
There is also a mobile app, mHimBhoomi, which lets you view a Jamabandi and Shajra Nasb by khewat, khatoni or khasra number.
Tip: village names are often spelled in more than one way. If you get no result, try a nearby spelling, or search by khasra number, which is more exact than a name.
04Search methods compared
You can usually find the same record in more than one way. Pick the method that matches what you already have.
| Search by | What you need | Best when | Watch out for |
|---|---|---|---|
| Owner name | District, tehsil, village, year, owner name | You know the seller but not the plot numbers | Common names and spelling changes give many results |
| Khewat / khatoni number | Village, year, khewat or khatoni number | You have an old paper record or sale deed | A joint holding lists many owners, so read your share |
| Khasra (plot) number | Village, year, khasra number | You know the exact field or plot | Plots can be split or renumbered after partition |
| Mobile app search | Same details as above | You are on site or on the move | Check that the app shows the latest Jamabandi year |
Whichever method you use, always note the Jamabandi year you are reading. A record from an older year may not show a recent sale or inheritance.
05Mutation (intkal) vs a record update
People often mix these two. A mutation (called intkal in Himachal Pradesh) is the entry that changes the recorded owner after a sale, gift, inheritance or partition. It is decided by the revenue officer and then entered in the revenue record.
A record update is what you see when the Jamabandi is next prepared and the mutation shows up in it. There can be a gap between the two. So a sale may be complete, and the mutation may still be pending, while the Jamabandi still shows the old owner. The reverse is also possible: a name may appear in the record while a dispute over it is still open.
If a recent sale or transfer is involved, check that the mutation is sanctioned and entered. Our guide to checking property mutation status explains how.
06Land record vs clear title
This is the point that matters most for a buyer. A revenue record is mainly for revenue purposes. It shows who is recorded as holding and paying revenue on the land. It is strong evidence of possession and records, but it is not a final proof of title.
Before you pay, check these things as well:
- The chain of title: the past sale deeds or inheritance papers that lead to the seller.
- Encumbrances: mortgages, charges or loans on the land. See how to download an encumbrance certificate.
- Legal heirs: use the Shajra Nasb to see if all heirs have signed or consented.
- Himachal Pradesh land restrictions: non-agriculturists from outside the state face limits on buying agricultural land. Check the current rules and any permission needed.
- Court cases: a pending suit over the land, or against the seller, can change everything. A land record will not tell you this.
A land record tells you who is recorded as the owner. It does not tell you whether anyone is fighting over the land.
07Where Claw fits

A land record tells you who is recorded as the owner, but not whether the land or the seller is caught up in a court case. Claw tracks cases, orders and hearings across 9,102 courts, benches and forums, with 30 crore+ judgments and results in under 5 seconds, so you can check the seller and the recorded owner for pending suits before you pay. Claw does not use your case documents to train its AI models.
